Care Concern Group is entering one of the most ambitious phases in its history. With over 140 care homes today and a clearly defined growth strategy that will significantly expand our national footprint over the coming years, we are scaling at pace across a mixed portfolio of owned, leased and managed properties spanning the UK.

As one of the country’s fastest-growing elderly care providers, our estate is fundamental to everything we do. Every bedroom, corridor, fire door, water system and plant room is part of someone’s home and part of a highly regulated, high-risk environment where safety, dignity and compliance are non-negotiable.

That is why we are now seeking a high-calibre Head of Estates to take ownership of one of the largest and most complex care property portfolios in the sector.

This is not a maintenance management role. It is a board-level, enterprise-scale estates leadership position with responsibility for compliance, risk, performance, and the long-term sustainability of a £9m+ PPM budget across hundreds of sites.

The Opportunity

As Head of Estates, you will lead the estates function through a period of rapid growth, increasing complexity and heightened regulatory expectation. You will have full accountability for statutory compliance, planned maintenance, contractor governance, audit performance and estates risk management across a portfolio that will expand significantly in the coming years.

Your immediate priorities include the procurement and implementation of a new Facilities Management system to provide real-time control over compliance, PPM, condition tracking, work instruction, approvals and contractor assurance. At the same time, you will be required to evolve the estates structure to support multiple landlords, investors and operating models while maintaining absolute clarity on risk, cost and responsibility.

Over the next 12–24 months, you will build a fully data-driven, audit-ready estates function that delivers:

  • 100% statutory and regulatory compliance
  • Robust, transparent PPM and CapEx governance
  • Clear, defensible reporting to the Board and investors
  • Scalable systems that support a portfolio which is continually expanding

This role also carries accountability for contractor frameworks, SLAs, audit follow-through, emergency response, and the estates contribution to acquisitions, decommissioning and refurbishment activity (with individual projects typically up to £3m).

You will work closely with Operations, Health & Safety, Quality, Finance and Development, acting as the senior authority on all property-related risk and investment.

The Estate You Will Lead

The Care Concern Group estate is deliberately diverse: purpose-built modern homes sit alongside older properties dating back to the 1960s, across owned, leased and managed portfolios. This brings opportunity, but also complexity.

There are no major compliance failures or enforcement actions in place, but maintaining that position at scale requires discipline, systems and leadership. Under-investment, ageing fabric, landlord interfaces and rapid growth all create risk that must be actively managed.

The next Head of Estates will be expected to protect the progress already made while raising the bar in governance, reporting, and operational grip.

About You

You are a senior estates leader with experience operating at scale in a highly regulated, multi-site environment - ideally within healthcare, social care, or similarly risk-exposed sectors.

You bring strong technical credibility, commercial awareness and the personal authority to lead in complex stakeholder environments. You are comfortable owning multi-million-pound budgets, making investment cases to Boards, and holding your ground when safety, compliance or long-term value is at stake.

You are equally capable of strategic planning and hands-on decision-making. You understand how estates performance, financial control and regulatory compliance intersect and you know that failure in any one of those can put people, reputation and the business at risk.

Professional qualifications such as RICS, CIOB, NEBOSH or IOSH are preferred, but more important is a proven track record of running large estates portfolios with confidence, integrity and control.

Leadership & Influence

This role sits on the senior leadership team and carries genuine authority. You will lead a fully resourced estates function that will need to evolve as the portfolio grows. You will be expected to recruit, restructure and develop the team as required to meet future demand.

You will also act as a senior internal and external face of the business with landlords, fire officers, environmental health, regulators and contractors, representing the organisation with clarity, professionalism and credibility.
